The team will be held responsible for the day to day management of your property, which includes tenant reference checks, rent collection and review, general communications, routine inspections followed by repairs and maintenance.

The total rent collected shall be transferred into the landlord’s selected financial institution, either at the end of each consecutive month or by schedule in dependence of the landlord’s preference. Under no circumstance do we tolerate any form of rental arrears. If the tenant occupying the premises at the time is in arrears, our staff will begin to actively communicate with the tenant in term for a swift resolution.

A handy electronic filing feature is also part of the system, which means all documents can be retrieved at an instant if required.

Your property manager will facilitate the repairs and maintenance through a team of qualified and trustworthy trades people. As per the request your property manager will organise quotations for services that are required and we will keep you informed every step of the way.

Routine inspections will be conducted annually by our property management team. Detailed inspection reports with photographs and comment will be emailed to you. We will also conduct incoming and outgoing inspections and prepare the condition reports to ensure that your property is always in good condition.

To ensure your property achieves maximum returns, all rents and levies are reviewed at lease end. Any renewed lease is also subject to this rental review process.

Our company also provides services such as free comparable market analysis, expertise with depreciation reports and recommendations of mortgage lending services when required. Tenant’s Guide

HOME789 management team will always ensure to do our best to provide efficient services to all our valued clients. Once your application has been approved by the property manager and the holding deposit has been paid, the legal procedure of the contract shall be effective immediately.

Please see below for some useful information for tenants.

CONTRACT AGREEMENT

On the day of signing your residential tenancy agreement, , you will be given ‘New tenant checklist’. The checklist provides important information for tenants and this should be read carefully. Prior to signing the residential tenancy agreement, you will be asked to read the agreement and understand the rules and regulations. You must also be aware of your own rights and responsibilities. If you have any question during this procedure, feel free to ask our friendly property manager in charge.

You will be provided with:

  • Copy of your tenancy agreement
  • Copy of the condition report (must be returned within 7 days after commencement of lease)
  • Keys and security devices for the premises

You will be required to pay:

  • 4 weeks rent as the rental bond which will be lodged to Fair Trading
  • 2 weeks rent in advance

ROUTINE INSPECTIONS

During tenancy, the owner or management agent will only be allowed to enter your rental property at specified times. Our property management team will always provide the tenant with reasonable notice in advance, except in an emergency.

NOTICE TO VACATE

If you would like to end your tenancy, you must give  formal written notice to your property manager.

  • 14 days notice before expiry of your fixed term lease
  • 21 days notice after expiry of your fixed term lease

USEFUL TIPS

  • At the beginning of your lease, take photos of the property and keep for your record. Look for any unspecified damages so you can notify your property manager right away.
  • Keep a copy of all relevant documents including your lease agreement, condition report, rental receipts and rental bond number..
  • You must always pay rent in advance regardless of any situation that may arise in future.
  • Keep record of your communications with your property manager; HOME789 recommends tenants to send emails.
  • If your rental property has a pool or garden, you must ask your property manager about your role and responsibility to maintain it well.
  • If you are happy with your rental property and want to extend the lease, speak to your property manager in advance. By staying in the contract, you will not have to worry about unexpected vacating notice from the owner. .
